MIMCO and Foncière Renaissance announces the signing of the 91 Champs-Élysées, the beating heart of the Golden Triangle

MIMCO joint venture, in partnership with Foncière Renaissance, has just signed a preliminary agreement to acquire an iconic building located at 91 avenue des Champs-Élysées for €320 million, in the heart of Paris’s highly coveted Golden Triangle.

This exceptional asset, with a surface area of 4,200 sqm, enjoys a unique position on the most visited avenue in Europe, at the crossroads of retail, tourism, and office flows.

Located on the most central stretch of the legendary avenue, this real estate complex fully embodies the prestige of the neighborhood. A true “trophy asset,” it combines visibility, rarity, and value enhancement potential in an area undergoing significant transformation. Renowned luxury brands (such as Tiffany & Co. and Louis Vuitton) are reinvesting in the area, and major real estate players as well as leading occupiers are competing to establish a long-term presence there.

A high-potential asset in a transforming market

Currently occupied by several tenants, the building also includes strategic vacant spaces, paving the way for rapid repositioning. MIMCO and Foncière Renaissance plan to implement a targeted value-add strategy: improving occupancy, repositioning the building’s use, and upgrading the quality of its amenities. The objective: to unlock the full potential of this rare asset by aligning it with the highest market standards, both in terms of user experience and environmental performance.

A tailored architectural and technical intervention will breathe new life into the site, meeting the contemporary expectations of users with a focus on sustainability and excellence.

A landmark investment in a major urban dynamic

Through this acquisition, MIMCO and Foncière Renaissance reaffirm their ability to take positions in high-value-added operations on the capital’s most strategic thoroughfares. The 91 Champs-Élysées thus stands as a major anchor point on an avenue in transformation, one that plays a central role in projecting France’s global prestige.

In a context where prime parisian real estate is being reimagined to combine attractiveness, resilience, and best-in-class standards, this acquisition reflects an ambitious, structured, and forward-looking vision.
