MIMCO signs the acquisition of 22 Bayen (Paris 17th) and prepares its transformation into a premium serviced-apartment residence


MIMCO Group has signed a preliminary sale agreement for the property located at 22 rue Bayen, in the 17th arrondissement of Paris, a stone’s throw from Place des Ternes.



A characterful building in the heart of the 17th arrondissement


Located at 22 rue Bayen, just steps from Place des Ternes and Avenue de Wagram, the building sits within one of the most sought-after residential neighbourhoods on the right bank of Paris — a refined Haussmannian setting, in the immediate vicinity of the 17th’s main thoroughfares and within easy reach of the capital’s leading business and leisure hubs.


The asset offers a total floor area of 2,367 sqm, spread across seven upper floors and a ground floor. It will be entirely repositioned to accommodate 47 high-end tourism apartments, complemented by a spa area and 29 parking spaces.


The property will be operated by OptiGuest, the serviced-apartment manager of the JHMH group, under the Quartier Libre Collection brand.


MIMCO reinforces its premium serviced-apartment strategy in Paris


With 22 rue Bayen, MIMCO is taking a further step in its development on the Parisian premium serviced-apartment segment, confirming the depth of its conviction on this fast-structuring market.


This project is part of an already well-established portfolio dynamic:



  • 82 Sébastopol (Paris) — operations launched in August 2024 following the asset’s repositioning, under the Quartier Libre Collection Paris brand;

  • 15 Fénelon (Paris 10th) — 2,583 sqm currently undergoing refurbishment, with the preliminary change-of-use declaration obtained within five months. The asset is intended to accommodate around sixty premium tourism apartments under the Quartier Libre Collection Paris brand, with operations scheduled to begin in 2028;

  • 22 Bayen (Paris 17th) — 2,367 sqm, 47 projected apartments, preliminary sale agreement signed in April 2026, with delivery and operational launch scheduled for the second half of 2029.


Together, these three operations represent more than 7,000 sqm refurbished or under development in Paris, and over 140 high-end serviced apartments operated under the Quartier Libre Collection brand.
