Luxembourg / Paris, 15 September 2026 – Real estate investment continues to attract interest from French savers despite a property market environment that has become more complex, particularly in terms of sourcing and asset selection. To meet this demand, MIMCO Group, a pan-European real estate investment and asset management company, announces the launch of Makers fund, its first fund for retail investors. The fund gives them access to a diversified European real estate strategy and to assets with characteristics comparable to those typically targeted by professional investors, in return for the risks inherent in any real estate investment.
Drawing on MIMCO’s experience, Makers fund invests in the pan-European real estate market through a diversified portfolio built on rigorous asset selection and expert management, backed by a proven track record in both funds and club deals.
Making institutional-grade real estate accessible to retail investors
After several years of price correction, European real estate is entering a new market phase. In MIMCO’s view, the adjustment in valuations and changes in the interest-rate environment are creating new investment opportunities, particularly in institutional-quality assets.
Residential property prices, difficulties in accessing credit and financing, reduced transaction flows and a limited supply of quality assets are all headwinds preventing retail investors from accessing property ownership and prompting them to consider alternative real estate investments.
“By launching Makers fund, we aim to give retail investors access to strategies and assets previously reserved primarily for professional investors, at a time when we are identifying new opportunities in the European real estate market,” says Christophe Nadal, co-founder and CEO of MIMCO Group.
Makers fund: a diversified pan-European fund built to institutional standards
Makers fund is MIMCO Group’s first fund open to retail investors. It draws on the experience of MIMCO Group and, in particular, the teams at MIMCO Asset Management, acting as sub-distributor and portfolio manager for the distribution of Makers fund and for the rigorous selection, structuring and monitoring of the fund’s investments.
Makers fund’s strategy is based on two complementary value-creation drivers: a Core/Core+ allocation designed to generate recurring rental income from high-quality assets and tenants, and a Value-Added allocation comprising assets with transformation potential, whose revaluation is intended to contribute to the fund’s performance. This combination draws on the experience MIMCO Group has acquired through its real estate transactions over the past ten years.
This approach further strengthens the fund’s diversification across real estate asset classes: offices, residential, hospitality, retail and mixed-use assets. Combining multiple real estate segments and markets provides exposure to a range of economic and sector dynamics while limiting dependence on any single performance driver.
Makers fund therefore aims to build a diversified portfolio of institutional-quality European real estate assets selected in accordance with the criteria set out in its investment policy.

An institutional-standard fund made accessible to retail investors through digital technology
Several features reinforce this commitment: a minimum investment of €1,000, access to the fund with a 0% subscription fee—although other fees apply to the investment—and a fully digital subscription process.
The fund is supported by an end-to-end subscription and management platform: www.makers-fund.com. It enables users to create an account, complete online identity verification (KYC), take the suitability test and sign electronically, before gaining permanent access to documents, reports and distribution tracking through a personal account. Wealth management advisers also have a dedicated dashboard to manage subscriptions and monitor their clients.
“Investors should be able to compare what they actually receive, not what is displayed before deductions. In our markets, these propositions reflect a clear and deliberate choice,” adds Christophe Nadal.
Makers fund targets an internal rate of return (IRR) of 10% per year over eight years and an annual distribution of 6%, paid monthly.[1] These targets are indicative and not guaranteed. The investment entails a risk of capital loss and illiquidity. Actual results will depend, in particular, on market developments and the holding period.
Key features of Makers fund
The fund comprises two complementary share classes. Distributing shares aim to pay monthly income, while accumulating shares allow returns to be reinvested. The shares are subject to a three-year lock-up period. After this period, redemption requests are subject to the conditions, limits, time frames and any fees set out in the prospectus and are not guaranteed. The recommended holding period is eight years. The fund maintains a liquidity allocation representing 10% to 25% of its assets. This liquidity allocation does not guarantee that redemption requests will be met.
Established as a Luxembourg SICAV (UCI Part II) and authorised as an ELTIF 2.0, the fund is marketed in Luxembourg, France, Spain and Germany through wealth management advisers or via direct online subscription. The fund is eligible for direct registration in the investor’s name (individuals and legal entities), securities accounts, and Luxembourg and European Union life insurance and capitalisation contracts.
With an SRI rating of 3 out of 7 on the European risk scale, the fund is classified under Article 8 of the SFDR.
