The Butler: Structural Works Phase Launches in Bertrange

MIMCO Group announces the launch of the structural works phase of The Butler project, a mixed-use real estate development located in the Bourmicht district of Bertrange. Underway since December 2024, the construction site reaches a decisive new milestone in the delivery of this innovative programme combining next-generation office spaces, a 4-star hotel, a childcare facility and a Mobility Hub, with completion scheduled for the first half of 2028.


A One-of-a-Kind Programme in Luxembourg, Now Entering Structural Phase


Initiated in December 2024 with the demolition of the former site, The Butler construction project is now entering its structural works phase. Located in the Bourmicht district of Bertrange, the project benefits from a strategic position in close proximity to Luxembourg city centre, major road links towards Belgium, France and Germany, and the international airport. The Bertrange/Strassen area is moreover undergoing significant transformation, driven by an ambitious master plan integrating new infrastructure — including a future stadium, the already-existing Thermes and several PAPs under development — making this one of the country’s most dynamic economic zones.


The Butler stands apart through a concept unique to Luxembourg, combining office real estate and high-end hospitality under one roof. The programme brings together flexible, modular office spaces — distinguished by their architectural quality, natural light, central atrium, terraces and panoramic rooftop —, a 163-room 4-star hotel operated by Radisson Hotel Group with restaurant, fitness facilities, 24/7 concierge and event spaces, a childcare facility secured by a 15-year lease, and a 374-space Mobility Hub promoting multimodal mobility at the heart of the district. The project is designed around user well-being, with a dedicated digital application providing access to all on-site services. The Butler is targeting BREEAM “Excellent” and WELL “Gold” certifications, reflecting MIMCO Group’s commitment to sustainability and quality of use.

The Butler is a technically complex project, combining several distinct programmes within a coherent overall vision. The fit-out works specific to the hotel component are currently the subject of in-depth studies, conducted in close collaboration with the hotel operator; the contractor tender process will be launched at a later stage.”

Located in the Bourmicht district of Bertrange, The Butler is a mixed-use real estate project developed by MIMCO Group. The development brings together next-generation flexible offices, a 4-star hotel under the Radisson brand, a childcare facility and a Mobility Hub on a single site.
