The Butler, Bertrange, Luxembourg: MIMCO signs 15-year agreement with IWG, the global leader in coworking, to open a SPACES location
Bertrange, July 2026 — MIMCO Group announces the signing of a 15-year agreement with IWG (International Workplace Group), the global leader in flexible workspace solutions. IWG will operate more than 2,200 sqm within The Butler development under its premium SPACES brand, further strengthening the programme’s appeal to leading occupiers and operators.
An international brand at the heart of the development
MIMCO Group has entered into a long-term partnership with IWG covering more than 2,200 sqm within The Butler, a development located in the Bourmicht district of Bertrange, Luxembourg. IWG will operate the space under the SPACES brand, its premium concept with a distinctive design identity, designed for companies and professionals seeking flexible, collaborative and inspiring work environments.
Completed with the support of Cushman & Wakefield, this agreement marks a key milestone in the commercial securing of The Butler and confirms market interest in a mixed-use, service-led and flexible offering in Bertrange.
A mixed-use development with a high pre-letting rate
The Butler is a mixed-use real estate development combining hotel, office, retail and service spaces, located in the Bourmicht district of Bertrange, in close proximity to Luxembourg City. Construction works began in March 2026, following the signing of the construction contract with Tralux, and are currently underway.
IWG/SPACES joins Radisson Hotel Group, which will operate the 160-room hotel under the Radisson brand. Together, these commitments bring the programme’s pre-letting rate to 55%, with delivery scheduled for the second half of 2028. Advanced negotiations with other international operators are currently being finalised and will be announced shortly.
A strategic positioning within Luxembourg’s office market
The Butler illustrates MIMCO’s ability to structure and commercialise complex developments combining several types of uses.
