MIMCO unveils its new white paper: “Serviced Apartments & Branded Residences”

The pan-European asset management group MIMCO publishes a new white paper dedicated to Serviced Apartments and Branded Residences, two fast-growing segments at the crossroads of hospitality and residential real estate.


This publication is part of the approach of MIMCO Platform, the Group’s digital platform dedicated to professional investors, offering access to pan-European opportunities rigorously selected for their performance potential and value-creation capacity. Through this white paper, MIMCO Platform provides a strategic reading of the structural transformations shaping the European real estate market and highlights new investment drivers linked to the hybridisation of hospitality and residential.


As lifestyles evolve — remote work, digital nomadism, extended stays mixing business and leisure — these formats are redefining the way people live, travel and invest. In this study, MIMCO analyses the growth drivers, operating dynamics and economic models shaping this new generation of assets.

The white paper highlights a European market experiencing strong expansion, with average annual growth estimated at +12% by 2033.


In 2023, nearly €700 million were invested in the extended-stay segment, while more than 240 new Branded Residences are expected to be delivered by 2030.


Beyond the figures, the study showcases MIMCO’s strategic vision and its integrated OpCo/PropCo model, combining real estate ownership and operational management to create long-term value.


Two flagship projects illustrate this integrated approach and the Group’s ability to transform high-potential assets into exceptional hospitality destinations:



  • Santos Townhouse (Lisbon): the redevelopment of a 19th-century building in the historic Santos district, transformed into a 4-star serviced-apartment residence operated by Ando Living. Combining architectural authenticity with premium amenities, this project reflects the Group’s strategy in Portugal, focused on heritage enhancement and the long-term operation of distinctive urban assets.

  • 82 Sébastopol (Paris): the conversion of a Haussmann-era building into a 4-star serviced-apartment residence operated by Quartier Libre Collection, delivered in summer 2024. Located between the 2nd and 3rd districts, this project demonstrates the Group’s expertise in transforming mixed-use buildings into high-end hospitality assets, combining comfort, operational performance and strong urban integration.
